One of the most important steps in selling your home is setting the right price from the start. We use market data and an analytical approach to give you an accurate, strategic number—not just a number we think you’d like to hear.

With years of valuation expertise, including Kolby’s background as a residential appraiser, we apply a detailed and data-driven process to ensure you enter the market at the right price—one that attracts buyers, generates strong offers, and ultimately leads to the best possible outcome for you. We follow three simple steps to determine value for your home.

STEP 1: FINDING THE RIGHT COMPARABLES (COMPS)

We start by identifying homes that have recently sold in your area that are similar in size, style, age, and condition. The market is constantly changing, so we only use the most relevant and recent sales to establish a baseline for your home’s value. These homes are the best indicators of what buyers are looking for in your neighborhood specifically and what they are willing to pay.

STEP 2: ADJUSTING FOR KEY DIFFERENCES

No two homes are identical, which is why we adjust for differences between your home and the

Homes that have sold. Some adjustments are linear and data-driven, while others are based on market appeal and desirability. We add value to a comparable home that is smaller or missing key features of the subject property (your home) and we decrease value for homes that are larger or have additional features. The goal is to determine the price the other home would have sold for if it were identical to yours.

Buyers look at both tangible and intangible factors to determine value. A home with better curb appeal, updated finishes, or a more desirable location may command a higher price, even if it is slightly smaller or has fewer bedrooms.

STEP 3: SETTING THE RIGHT PRICE

Once we look at all of the data and make the necessary adjustments, we take a look at what currently listed homes in your neighborhood are listed for, how long they have been on the market, and how your home’s features compare. We position your home strategically to show up well against these current listings.  We ask ourselves three questions:
  1. What price will attract the ideal buyer?
  2. Where does your home fit within the current market demand?
  3. How will the competition (active listings) impact pricing?
